New-build sites around Barnsley, whether near Darton, Royston, Hoyland, Wombwell or another edge of town, look simple on a brochure. Handover day is often less simple. Plot numbers change into street names late, roads may be unfinished, and other trades still want the drive.
Confirm the plot, not just the postcode
Satnav often stops at the site entrance. Ask the developer for a plot plan and a what3words or pin for the door. Send that with your house removals booking. Tell us if the house is still known by a plot number on the day. A neighbour’s completed show home is not your house. We will not guess.
Ask where a van may stand and whether a banksman or site induction is required. Some sites ban large vehicles after a certain hour or down a particular unfinished road. Get that in writing from the site manager. A verbal “you should be fine” is how vans get stuck.
Keys, snagging and other trades
Do not book the unload for the morning of a legal completion if the developer has not confirmed keys and a clear house. Snagging lists are your conversation with them. We do not inspect paint, locks or boilers. If you want to walk the house before furniture arrives, build that gap into the day and tell us the later arrival time.
Other trades, skips and occupied plots mean the cul-de-sac may already be full. Have a plan B bay. Protective floor sheets are useful on new carpets. Say if you want us to be particularly careful with brand-new finishes. We protect as standard. We still need the path clear of builders’ materials.
What to have ready inside
New homes often have less storage than the house you left. Downsize before the van if you can. See downsizing in Barnsley if the new place is smaller than the old one. Measure stairs. Some new houses have a tight turn into the back bedroom that a king mattress will not enjoy.
Pack a first-night box. The kitchen may be new and empty, with no curtains and no bulbs in every fitting. Bring bulbs, a lamp and toilet roll in the car.
